Modified Bitumen Roofs
Modified Bitumen Roofs
Modified bitumen roofing is a popular choice for flat and low-slope roofs, offering excellent durability and waterproofing. It is a multi-layer roofing system that combines asphalt with plastic or rubber modifiers, enhancing flexibility and resistance to harsh weather conditions. This roofing system is particularly effective in climates with fluctuating temperatures, as it can expand and contract without cracking, ensuring long-lasting protection.
Installation Steps
Clean and Prepare the Roof Surface
The first step is to thoroughly clean the roof deck to remove debris, old roofing materials, or any dirt that could interfere with the installation process. A smooth, clean surface is critical for ensuring proper adhesion of the modified bitumen sheets.
In this step, any necessary repairs to the roof deck are made to ensure a solid and stable base.
Install Base Layer or Insulation
A base sheet or insulation board is typically installed to provide a flat, secure surface for the roofing layers. This base sheet adds extra support and helps improve the roof’s energy efficiency by reducing heat transfer.
Insulation boards may be mechanically fastened or adhered to the roof deck, depending on the specific project needs.
Apply Primer (If Needed)
For some applications, a primer may be applied to the roof deck or base layer to enhance adhesion. This is especially important when installing modified bitumen using a self-adhered or cold-applied method.
The primer ensures a strong bond between the membrane and the surface, improving the roof’s overall performance.
Install Modified Bitumen Membrane
The modified bitumen membrane is rolled out across the roof in large sheets. Depending on the type of installation, the membrane is either torched down, self-adhered, or cold-applied using adhesives. For torch-applied systems, a propane torch is used to heat the membrane as it is rolled out, bonding it to the base layer.
The sheets are overlapped to create a watertight seal, ensuring complete coverage and protection against leaks.
Seal Seams and Edges
After the membrane is applied, special attention is given to sealing seams and roof edges. Flashing is installed around any protrusions, such as vents or chimneys, to ensure a tight, waterproof seal. The seams between the membrane sheets are also heated or adhered to prevent water from seeping in.
A final inspection is done to confirm all seams, edges, and flashing are properly secured, ensuring the roof is fully protected.
